The Edinburgh House Hotel offers a traditional Scottish welcome into a warm homely atmosphere with en-suite accommodations and free on-street car park at great-value rates through out the year. The hotel is situated just off the Leith Walk in a quiet neighborhood within a mile from Waverley Rail station and city centre. Opposite the house is a large park with children's play areas walkways football pitches and seated areas. Further on its location gives a choice for evening out to Cinemas Theatre or to few of the best night clubs of Edinburgh in its vicinity.

I booked this hotel for a one night stay. (Cost me £24 for a single room with continental breakfast). As it was mid-week, and the hotel was apparently not busy, I was upgraded without request to a double room which was very much appreciated. I was given room 2 which looks onto the side and rear of the hotel, away from the traffic noise of the main road. The bed linen was crisp and clean and the en suite looked as though it had only recently been installed - (nice shower, fancy tap, dinner plate shower head etc).
Downside to the room was that it smelt strongly of stale cigarette smoke and the lighting was very poor (trying to put make up on under the dim low voltage lighting was damn near impossible, and the oversink light didnt work at all). Its also worth noting that the rooms all have heavy strongly sprung doors, which bang loudly no matter how carefully you try to close them. This proved to be somewhat annoying at 2.30am when other residents were returning to their rooms.
The continental breakfast.......ah, now that was, um, interesting! I came down at the requested time to the dining room, to find nothing laid out whatsoever. The gentleman who was manning the dining/reception area did not have a strong command of the English language. When I asked about breakfast he said "I didnt bother laying out as only 2 of you". Hmnmm. He asked "what you want then?" I asked for perhaps some orange juice, croissants and coffee. The orange juice came....fine.....then I was presented with a plate with two slices of white bread, one butter portion and some nutella. No croissants then I presumed. Lol. He also offered me a selection of cold sliced meat, which I declined. When I asked for marmalade he didnt understand what I meant, but I managed to get some from a bowl of jams that were on the counter. The coffee was just as interesting. Despite the breakfast room being equipped with a commercial quality filter coffee maker, I was given a cup of boiled water, some milk, and one of those sachets of instant coffee that you get as a gratuity in your room. Anyway, make of that what you will.
The room was clean, fairly comfortable with a TV, but noise is a problem and if I were you, I'd skip the breakfast! On the whole however, it was not bad for the money, and there is plenty of on-street parking directly outside the hotel.

“ The hotel was not very nice. My room in particular was a small, dull and dingey. It was clearly meant to be a single room before squeezing a double bed into it. i atleast expected a room that you could walk about in. The walls were paper thin and we could here every word clearly which was spoken in the next room. There was stains on the bedding and still had dirty towells on the bedroom and sheets on the floor when checking in. I would never recommend to my worst enemy never mind a friend or stranger.
