This place has great potential but is work in progress really. When you arrive (go to Achlades) lots of cars parked and then a bit of a shell of a building on the right (they are building a taverna but looks very messy at the mo with builders coming and going - it isn't massively noisy as they are conscious of the guests but still looks like a building site) Rooms are beautiful but not enough storage space, 3 of us had one wardrobe with 6 hangers (top shelf had spare duvet) including safe and one decent sized draw but that was it apart from bedside tables so not enough storage at all so we lived out of our suitcase really. Air conditioning did not work for the first week which was horrible and we also had a mini bar fridge which is just not big enough for a self catering place. Photos a bit misleading, there were no sun loungers on our terrace (it wasn't really big enough) and next door had to walk through our terrace to get to theirs which wasn't ideal either so wasn't private. We did ask for sun loungers and they had none spare. It almost feels as if they don't have enough money for the last few bits. When we first arrived their were only 6 loungers, they had just opened a new large pool below the taverna but that only had two loungers on it and no brollies, the brollies that were at the little pool were all broken and the cheap ones you buy for the beach. By the end of the two weeks they had actually purchased some decent ones. Pools are a little strange, two small ones are in the sun most of the day, one often seems to be a private hire one with one of the rooms but this isn't clear really and one guest was really rude when some tried to use it so it needs to be more obvious that it is private. I think in a few years time it will be a much higher score but because of the building work etc and problems we experienced then we did think it was average. Also because it is similar to a 'listed' building they have restrictions, I personally thought for 'luxury' which is what it says, the rooms are too small, we looked at a number of other rooms and felt the same really, not much natural light in any (we had two windows in ours so light and bright) but some of the others felt like being in a cave (all the shutters were kept closed), most had small space around the bed but that was it. I think in 2-5 years it will probably be improved hugely and closer to a top rating but currently it is work in progress (still think the small rooms will be shame). Not sure I would go back to be honest, it is only 5 mins from Bali beach by car and 5 mins in the other direction to the main supermarkets (great bakery) so is close enough to get what you need (which was good as we couldn't store much in the mini bar fridge).
